How We Calculate the Numbers…
- We look to see what similar (Comparable) homes have Sold for in the last 3 to 6 months that either have been totally remodeled, or that are in tip top condition.
- We use the Average Price Per Square Foot of the Sold Comparables to calculate the estimated value that we can sell your house for after we remodel it. This is our ARV…or After Repaired Value.
- We look at what kinds of repairs and upgrades we would need to do to get top dollar and estimate the cost of materials and labor, along with other costs, like holding costs and other fees will will incur when we sell it.
- We subtract the estimated costs from the ARV to give us a base number.
- We then subtract our desired profit margin (typically 25%) from the base number to get our Quick, All-Cash Offer Price.
Examples:
Step 1 – If recent remodeled homes are selling for $100 per square foot…
Step 2 – And your house is 2000 square feet living area, then the ARV is $200,000…
